Partner Project Funding 
​

Despite what the marketing of the banks suggest, banks are not partners of their customer and they never really understand their client’s business; and this will never change. The reason it won’t change is that their customers are in a business to make profit from doing something that adds value while banks are in the business to make money from their customers need for money. Their customer’s risk is commercial, their risk is financial. The banks lend when there isn’t a financial risk which for many commercially safe projects never happens.

Partner Project Funding is not bank finance or private lending, the funding is offered on the basis of the commercial risk.

 

Approaching the funding requirements of a project in this manner has some key benefits:

  • No requirement for presale or similar commitments from buyers or end-users;

  • Interest rates starting from 3.04% with no fees;

  • No Director guarantees or cross-collateralisation; and

  • Funding commences with the project costs and without the need for 1st mortgage security.

Build-to-Rent Finance

Declared the latest asset class, build-to-rent is the must have institutional asset. In the US and UK build-to-rent is dominating development of apartments and in some locations, houses as well. Here it is stalled, stalled from the lack of finance to build the project and hold it while it can be fully occupied and placed with a long-term institutional investor. To unlock the reported $300 billion market, the asset class needs a new approach to finance.

Our finance product is designed to align to the needs of the build-to-rent developer: no requirement for a pre-commitment from the institutional investor; finance term to a year (or more) beyond occupation certificate; and no requirement for a Development Consent.
