Tipping Point Capital is part of the Tipping Point Group founded in Australia in 1994. The Group expanded into Europe in 1996, relocated its headquarters to Hong Kong in 2008, and is now based in London.
 

The Group formed Tipping Point Capital in 2015, in response to resolving barriers to the financing and funding of urban renewal, affordable housing and rail transport infrastructure projects. Today, Tipping Point Capital leverages the patents and intellectual property developed by the Group from its 25+ years of advising Government on procurement, land economics and transport planning to enable products tailored to the needs of proponents of housing and infrastructure development.


Together with our partners, we seek to make a difference in the core challenges facing our economy and society – challenges such as improving housing affordability while diversifying the options for tenure; and broadening the access to energy and improving energy security while lowering the negative impacts that the energy supply chain has on the environment.


We address these challenges through: our leadership role in the High Speed Rail Stage 1 project that will link Sydney to Newcastle and Canberra; the offer of our Project Partner Funding product to fund Build-to-Rent developments; and the funding of a programme of renewable energy plants that will incorporate a new patented Australian energy storage and dispatch technology.
 

Our goal is to apply our experience, relationships and partnerships to foster the necessary creativity and innovation to make a positive lasting impact for our stakeholders and our clients.

WHAT WE DO

Project Initiation

 

Good project design requires more than a great concept and good intentions - this
is why so many good projects falter at the starting block. Project design is the combination and alignment of the team capabilities, commercial structure and funding model. Initiating a project for success is not only about having the right engineering or architecture, permits or approvals, but also the right governance, a functional operating environment borne from the legal agreements and the required finance to support it.


Our team’s experience and partners' expertise in launching and rescuing projects provide the knowledge to structure financing and fund projects to give them the best chance to succeed. We call this process Project Initiation.

Value Capture Integration

 

Value capture is the process of securing direct links between the beneficiaries of the project and the project proponent and their project financing. In build-for-sale residential, this link is obvious and part of industry practice. In building an airport, the usual monopoly operation receiving landing-fees and landlord revenues for tourist retailing and parking to establish feasibility and funding is again a well-worn path. In road projects, the mixed success and missed forecasts has been breaking the value capture approach of the past 20-30 years and forcing key infrastructure project to shift to an asset-recycling approach.

Our advisory, commercial and risk design work on PPPs dating back to the mid-1990s in Australia, the United Kingdom and in Asia has made us one of the few specialist in the field. Value capture requires making the beneficiaries of the project a stakeholder in the project. Crafted correctly and any project with a financial benefits-cost-ratio above 1 can be funded via value-capture.

We are applying this to enable the funding of high-speed rail, metro-rail and light-rail projects; to fund recycling facilities and small and large-scale renewable energy facilities.

Investment Analysis

 

There is a science to valuing a unique proposition or a right within an infrastructure or urban renewal project. Too often the best visions are delayed or, worse still, lost due to the inability for the parties to navigate the complexity.

We build on our team’s decades of experience in advising Government and its agencies on infrastructure, land economics and regulation, and provide investment analysis on complex projects to resolve values and support the funding process.
